Are there any fees outside of the management fee?

Yes. Cleaning costs for guest turnovers are charged separately from the management fee.

Other additional costs may include lawn care, maintenance and repairs, large-item removal, propane refills, and other property-specific services. Examples of maintenance could include a clogged drain, hornet nest removal, appliance repairs, or other issues that require labor, materials, or a third-party service provider.

Our team can coordinate these services for you, so you don't have to find and manage vendors yourself. Cleaning costs and any applicable service, labor, material, or vendor costs are separate from the management fee.

We start with our own booking history and actual achieved nightly rates for comparable cabins within the Red River Gorge area. We look at properties with similar bedroom counts, locations, amenities, and overall guest appeal to establish a starting point for your cabin.

From there, we use dynamic pricing to adjust rates based on factors such as seasonality, day of the week, local demand, holidays, events, and booking pace.

Because our pricing is based on actual performance from cabins we manage, we're able to use real booking data to help position your property competitively and maximize revenue throughout the year.

Across our own portfolio, confirmed bookings run roughly 45-60 percent occupancy depending on cabin size, with smaller cabins trending higher.
